Estimates

How pricing works

We do not post a price for a roof, because two roofs on the same street never cost the same. Here is what decides it, and what you get in writing.

  • What decides the price

Roof area, how steep it is, how many layers come off, the condition of the deck, the material, and how much of the roof is cut up by dormers and chimneys.

    • Written down line by line

    • Nothing is a surprise on tear-off day

  • What the estimate includes

Tear-off and disposal, deck check, ice barrier, underlayment, drip edge, flashing, ventilation, shingles, ridge caps, cleanup, and the permit when your town wants one.

    • Warranty terms, with who registers it

    • The payment schedule

  • What it leaves out

Boards beyond the allowance, framing repair, rot in the fascia or soffit, chimney masonry, skylights, gutters and interior repairs from old leaks, each named so you can decide.

    • Extras are priced before work starts

  • The visit

A walk around the house, the attic, then the roof. We measure, photograph and talk it through before we leave.

    • You see the photos

    • We say if a repair will do

  • When you get the number

After the visit, in writing, with the options side by side. We do not quote from the street, and we do not quote over the phone.

    • Take your time with it

    • Compare it with any other estimate

What moves the price

Twelve things we look at

Each one is a line on your estimate, not a guess folded into a total.

  • Area

    The roof measured in squares.

  • Pitch

Steeper roofs take more time and more gear.

  • Complexity

Dormers, valleys and chimneys add cutting and flashing.

  • Material

Asphalt, slate or cedar, and which grade.

  • Layers to remove

More layers, more tear-off and disposal.

  • Deck condition

Found after tear-off, priced per sheet in the contract.

  • Underlayment and ice barrier

Where it goes, and how far up the eaves.

  • Flashing

Chimneys, walls, valleys and every penetration.

  • Ventilation

Intake and exhaust, sized to the attic.

  • Access

A tight lot or a long carry adds time.

  • Permit and code

    Whatever your town asks for.

  • Season

A booked fall schedule can push a start date.

The visit

Nine steps from the call to the follow-up

  1. 01

Step 1: You call or write

Janina or Alexandra takes the address and the roof material, and sets a day.

  2. 02

Step 2: We walk the outside

The roof from the ground, the gutters, the chimney and the walls.

  3. 03

Step 3: We go up, if it is safe

In winter or on ice we use photos from the ground and the attic instead.

  4. 04

Step 4: We check the attic

    Daylight, stains, insulation and ventilation.

  5. 05

    Step 5: We measure

Area, pitch and every detail that adds work.

  6. 06

Step 6: We show you the photos

What we found, and whether it is a repair or a replacement.

  7. 07

Step 7: You get options in writing

Side by side, with what each includes and leaves out.

  8. 08

    Step 8: You decide

No pressure, no clock on the estimate.

  9. 09

Step 9: We follow up once

A call a few days later to answer questions. Then we leave it with you.
